We work with in-state and out-of-state owners and investment groups who have a 1-door to 100+ door portfolio. We manage single-family homes, multi-family portfolios, and small commercial properties in Nashville, and the larger Middle Tennessee area.
Each prospect is encouraged to tour a property and then apply. Most of our properties are set up for self-showing and applications at your convenience through Rently.com. All applications are $50 and each person 18 years or older who would live at the property or any co-signers will all need to apply. We do not advertise on Craigslist. In-person tours can be made available if qualified by first contacting our office. If you are out-of-state and can’t visit the property we encourage you to arrange for a video tour with someone you know in-state or with the office.
We check credit scores and credit reports, criminal records, rental history, and income qualifications.
If all information is accurately provided for all applicants, then applications can typically be reviewed within 24 business hours.
Pets are considered if qualified, with a completed pet agreement, and $250 non-refundable pet fee per pet. The pet fee can be prorated over the first six months of the lease. If you add a pet after the lease has begun the fee is due in full prior to adding the pet to the lease. All pets require permission and a pet agreement prior to adding a pet to the property. All pets are required to be current on vaccinations and have year-long flea treatment.
Tenants may pay rent through the tenant portal or via mail to: Heritage Property Management LLC, PO Box 1791, Hendersonville, TN 37077. Payments should be made payable to: Heritage Property Management.
The best way for tenants to submit a non-emergency maintenance request is through the tenant portal. If you have a property emergency, please call the Emergency Line: 615-924-9906 which has 24/7 Emergency response. Please do not send emergency requests through the portal or via email. If you have an emergency please do not hesitate to also contact any needed authorities such as emergency responders like 911 or the water company to shut off a water leak. Please note, the 615-924-9906 number is FOR MAINTENANCE & EMERGENCIES ONLY.
Please contact the office regarding the occupancy change and we will help you through the process. All parties must agree to and qualify for the occupancy change. Some fees may apply.
Please notify the office regarding the renewal or nonrenewal decision and we will help you through the process. If there is more than one occupant on the lease, all parties will need to agree to renew, vacate, or have an occupancy change. These changes are made final through a new lease agreement, lease addendum, or notice to vacate by all and move-out review/process. If moving out, we will need a notice of intent to vacate from each party on the lease, and we will then conduct a move-out review meeting at the property. The accounts will go through final processing and accounting within 30 days of the lease end date.
